How we source, review, and disclose.

Rate ranges, not quotes

We never publish a live APR or a payment quote. Where a page shows numbers, they are indicative ranges — a typical band for that scenario at a stated credit, down-payment, and ratio profile, labeled with the quarter they reflect.

Ranges are indicative only and refreshed quarterly. Not a quote, rate lock, or commitment to lend. No APR shown.

Refresh cadence

Indicative ranges are reviewed and refreshed quarterly. Each range carries an "as-of" quarter so you can see how current it is. Markets move; a dated range is honest, a live rate would be misleading.

Editorial review

Every scenario, property-type, location, and FAQ page is written for technical accuracy and reviewed by Qusai Rashid (NMLS 2567464). Guidelines vary by lender and program; we describe the common case and flag where it differs, but your specific approval depends on a full file review.
